The Area

Realtors are different than agents. Realtors belong to a Realtor association in their area. The Dallas-Fort Worth Metroplex area is part of the MetroTex association. Established in 1917,  MetroTex represents the entire North Texas region and is one of the largest Realtor associations. Here are some facts about real estate in the MetroTex area:

  • The median sales price of the MetroTex area has risen 10.2% over the last two years.
  • The average price per square foot (an important statistic that helps price a home) has risen 8.1% over the last two years.
  • The average days on market (referred to as DOM) has dropped from 109 days in 2010-2011 to 72 days in 2013; this means that homes are selling quickly.
  • The available inventory of homes for sale has dropped 31.4% from 2010 reflecting today’s seller’s market because fewer homes are available to purchase. This in turndrives the price of homes up.
  • Construction of new homes has dropped by 19.4%. This decrease in the availability of new homes also contributes to today’s seller’s market.

As your Realtor, I can provide my real estate services to anyone in the MetroTex area. I normally serve clients in the four county area of the Metroplex that includes Dallas, Tarrant, Denton, and Collin counties. One of the first items on many people’s checklist of finding a home is the taxes they will pay on a particular property. Generally speaking, properties in Dallas county pay the highest taxes in the area, while the surrounding counties and cities are taxed at a lower rate.
